Your project may require planning permission and the statutory fee is £172 payable to your Local Authority.
Building Control Fees are between £500 – £850, depending on the size of the project.
If you carry out any building work within 3 metres of a public or private sewer, you will have to apply to the Water Authority for a “Building Over/Close to Sewer” agreement. Severn Trent Water would require a fee of £169.50 for this, you may also have to carry out camera surveys at around £150.
You will also have to issue a Party Wall Notice to your neighbour if you will be raising or using the Party Wall for structural support or if your foundations might undermine theirs according to the 3 and 6 metre rule. If this is the case I can advise you of the procedure.
When you are satisfied that the drawings represent your requirements, I will submit them for Local Authority Approval and act as your agent. I cannot guarantee that Planning Permission will be granted and my fees include for making reasonable amendments requested by Planning or Building Control. This does not include complete re-design of the scheme, attendance at committee meetings or work on appeals. I will detail a standard foundation but Building Control may require amendments due to discovery of poor ground conditions when the trenches are excavated. It should also be appreciated that the builder will price on the standard detail and may require extra payment if this is not sufficient.
Although I am happy to give advice my drawing fee does not include for project supervision or site visits to instruct builders. I would advise you to employ competent builders experienced in your type of project.
You should check the deeds to your property to ensure there are no covenants restricting the development of your property.
I also strongly advise that work does not commence until all statutory approvals have been granted.
