Most people only extend their homes once or twice in a lifetime so it is understandable that even people blessed with common sense can make the wrong decisions through lack of experience. The majority of builders are honest tradesmen keen to do a good job at a decent price. Unfortunately a few rogues and chancers spoil their reputation. By getting testimonials, two or three comparable quotes, entering into a simple contract you have a much better chance of avoiding the pitfalls.
Decide exactly what you want the builder to do before you ask him to quote for the work. This will avoid misunderstandings later on.
Only consider making payments in advance for goods that need to be specifically made off site before work can start on your home.
Split the job into sections and agree stage payments at the completion of each stage. This way neither you nor the builder will become heavily in each other’s debt.
Stage payments should relate to the stages of work, (for example, foundations, brickwork shell, roof etc) rather than timescales.
I use a very simple form of contract which I had from the Guild of Master Craftsmen. This covers all sorts of items such as stage payments, guarantees contract period, working hours, variations etc. and is written in very simple terms. You can cancel the contract within 7 days of signing it.
If you have buildings or contents insurance, tell your insurers about the building work, if you do not tell your insurers, they may not pay out if you make a claim.
If you need to give instructions on a change to the work, or tell the builder about any faults in the work, give details in writing. Make sure the changes are costed before you agree to them.
If the builder does not keep to the relevant local authority’s approvals and the builder cannot put the matter right, the local authority will hold you responsible.
I have recently come across customers who have been defrauded out of tens of thousands of pounds by very plausible “builders” who had large adverts in the local press and presented themselves as thoroughly trustworthy and capable.
Don’t be taken in!! Get recommendations and follow them up!
