Timescales
I normally aim to complete your drawings within 7-10 days. At which stage I require payment of my fee.
Planning Permission if required normally takes 8 weeks.
Within 2 weeks the neighbours are informed by letter and an advert will be placed in the local paper. There is then a statutory 3 week period within which interested parties can make comments / objections. After this period, the Planning Officer visits and assesses the proposals on site.
The officer then makes recommendations to the Senior Officer who approves or disapproves the plan. If there are any legitimate objections the proposal has to go before the planning committee.
After gaining Planning Approval, Building Over Agreements will be applied for if necessary. This is normally a 2 week process. A fee of £169.50 is payable at this stage to Severn Trent Water PLC.
There may also be a requirement for a mining report which can be purchased online from the Coal Authority.
Party Wall agreements should be made at this stage if necessary.
Building Regulations Approval normally takes 2-3 weeks. I normally use Approved Inspectors which can reduce this time period significantly, fees are between £500-£850, depending on the floor area of the extension. Once all the paperwork is complete work may commence.
